From 2016-2020 Collegiate Quarters operated a portfolio of single and multi family homes in New Britain, CT, positioning assets to serve Central Connecticut State University students. The homes, which previously were rented on the conventional market, were all acquired and re-positioned to serve groups of students. This allowed the unlocking of higher rental incomes attributed to the “by the bed model” that was implemented. Homes come fully furnished, with flat screen tv’s, stainless steel appliances, weekly lawn care, and wifi. CQM successfully exited the investment returning ~17% IRR.
